Two Ark movers wrapping a glass display cabinet in a padded moving blanket as the customer looks on

To move in or out of Laguna Woods Village, clear your movers at the gate before moving day, tell them which gate to use, and make sure the truck has a pass. The Village is private, gated property: its FAQ says all nonresidents must be cleared before they enter, and its new resident packet says passes are required for every vehicle parked inside. Moving out adds a few steps of its own: returning guest passes, and the rules for estate sales and bulky items.

Key numbers at a glance

  • 18,600+ people are listed as Village residents, per the Laguna Woods Village FAQ.
  • 55 and 45: at least one person in each home must be 55 or older, and co-occupants at least 45, with some exceptions the law allows.
  • 6 gates open 24/7 (Gates 1, 2, 5, 7, 10 and 11). The others open on set hours, the earliest at 5 a.m.
  • 2 weeks: the longest overnight parking pass residents can create themselves; longer stays go through Resident Services.
  • $25 per vehicle for the RFID decal that lets a resident’s car use the resident lanes, per Resident Services.
  • 4 business days: how far ahead an estate sale must be filed. It costs $50 for the first day and $40 for each extra day.
  • Free, weekly: bulky-item pickup for furniture, appliances, mattresses and electronics.

Before you book: approval comes first

Nobody can simply move in. The Village FAQ says anyone who wants to live there must first be approved by the board of directors of the housing corporation the home belongs to. Book your movers for a date after that approval, not before, so you aren’t paying to reschedule.

The age rule applies to who lives in the home, not who helps with the move. Family members, friends and the moving crew can all come in, as long as each is cleared at the gate.

Getting movers through the gate

Every nonresident needs gate clearance, and that includes your moving crew and truck. Residents clear guests in two ways, both described in the Village FAQ:

  • dwellingLIVE: the Village’s app and website, open 24/7, where you register guests and print passes.
  • Gate Clearance: the Village’s phone line for clearing visitors, listed on the FAQ page.

Register the moving company by name for the whole moving day, and give the crew the gate you cleared them for. If the move spans two days, clear them for both.

Which gate is open when

Gate hours differ, so pick a gate that is open when the truck arrives. The Village FAQ lists:

Gates Open
1, 2, 5, 7, 10, 11 24 hours
3 6 a.m. to 11 p.m.
4 7 a.m. to 7 p.m.
6, 8, 9 7 a.m. to 11 p.m.
12, 16 5 a.m. to 11 p.m.

For an early start, a 24-hour gate is the safe choice. Check the current hours on the Village site the week of your move, since they can change.

Parking the truck

Inside the Village, passes are required for every parked vehicle, and the guest rules ask drivers to park only in designated spaces and never on sidewalks. The speed limit is 25 mph on streets and 15 mph in cul-de-sacs. Tell your movers this before they arrive, and point out the closest legal spot to your door.

Tip: Walk from your door to the nearest legal parking spot before moving day. A shorter carry saves crew time, and on an hourly move that’s your money.

Moving in: what to set up

Once you’ve moved in, a few things make the Village work for you:

  • Decals, passes and RFID: Resident Services handles new move-in decals, passes and RFID tags. An RFID decal costs $25 per vehicle, is issued at the Community Center with your vehicle registration, and lasts as long as you own the car. Without one, you use the guest lanes like a visitor.
  • ID cards: a new ID card may not open the clubhouses right away. Resident Services can activate it.
  • New resident orientation: the Village runs sessions where new residents meet a board member from their housing mutual and learn the resident portal and gate access.

The Village has 94 floor plans, from 675 to 2,589 square feet, according to Wikipedia’s Laguna Woods Village article. If you’re coming from a larger home, measure the new rooms and decide which furniture fits before moving day. Moving furniture that won’t fit costs you twice: once to bring it in, and again to get rid of it.

Moving out: passes, estate sales and bulky items

Leaving the Village has its own list.

Return guest passes. The new resident packet says residents moving out must collect every annual guest pass from their guests and return them to Community Access. A fee may be charged for each one that isn’t returned.

Estate sales follow Village rules. If you’re selling furniture and belongings before the move, the estate sale form sets out how:

  • File the written authorization with Community Access at least four business days before the sale.
  • Pay $50 for the first day and $40 for each extra day.
  • Shoppers who aren’t residents come in from 10 a.m. for a sale at a home, with the gate flyer’s tear-off portion.
  • Sell inside the home or garage only. Carport sales aren’t allowed, and only the resident’s own items may be sold.

Use the free bulky-item pickup. The Village’s trash hauler collects bulky items every week at no charge, per the bulky-item collection flyer. It takes furniture, appliances, mattresses and electronic waste. Put items where your trash normally goes between 7 p.m. the night before and 8 a.m. on your building’s collection day. It doesn’t take construction or hazardous waste, or anything two people can’t safely load.

Watch out: Plan the estate sale and the bulky pickup before moving day. What’s left in the home when the movers arrive is what you pay to move.

If family is handling the move

When a son, daughter or other relative arranges the move, a few things help:

  • Someone must be there. At Ark Moving Co., we ask that the customer or someone they authorize is present from the start to the end of the move, to tell the crew what goes and to sign the paperwork.
  • Empty the drawers. We recommend emptying dressers, cabinets and shelves before the crew arrives. Full furniture is heavier and harder on its frame and drawers.
  • Ask for packing and unpacking. If packing is too much, a crew can pack, and unpack at the new home. See packing and protection for what’s included.
  • Ask early for a certificate of insurance. Some buildings and HOAs require one from the mover. We suggest asking at least a week ahead, since it depends on the insurer and the building’s requirements.
